The Challenge

A large parcel of land having over 1,000 ft frontage on Lake Ontario, situated close to Lemoine Point Conservation Area and Kingston’s Norman Rogers airport. The zoning for the land did not support its highest and best use, which was residential development. No services were available to the lands and the property was impacted by the main runway at the municipal airport.

The Solution

At Cushman & Wakefield Kingston’s recommendation the seller hired a planner to undertake a Highest & Best Use study that could be provided to prospective buyers. The property was marketed unpriced as part of a “Principals Only” Offering Process in which the seller was not required to accept the highest or any other offer, at their sole discretion.

The Result

The property sold to the City of Kingston at close to full asking price.
