How do I set up an appointment to view an available unit?

All of our available units are listed under the properties section of our website. If you would like to book an appointment to see a property, please email us with the address of the property you would like to view and your availability. If you don't have access to email, you may call our office at 613-542-2724.


Where do I get an application for tenancy, and how do I submit it?

If you are interested in applying for one of our available units, please contact us via email or phone 613-542-2724 who can provide you with an application. 


What methods of payment do you accept for monthly rent?

We accept cash, cheque or e-transfer.


How long are the terms of the lease?

The duration of your tenancy is outlined in the terms of your lease agreement. Typically, the properties that we manage are offered on a minimum 12-month term.


When is rent due?

Rent is due no later than the first day of each month.


What are the possible consequences of overdue rent payments?

If rent is not paid on the first of the month, we can issue a Notice to End a Tenancy Early for Non-Payment of Rent (N4). Essentially, the N4 stipulates that the tenant has 14 days to pay the overdue amount or move out.

If, after the 14-day period, the rent is still unpaid and the tenant won't move, we can submit an application to the Landlord and Tenant Board for an order that requires the tenant to pay the overdue rent and/or evicts the tenant if payment is not received by a specified deadline.


Are monthly rent receipts available?

Our policy is to provide annual receipts that detail monthly rent payments. If you require monthly rent receipts, we can provide them upon special request.


Is tenant insurance included in my rent?

Tenant insurance is not included in your rent. It is your responsibility to secure coverage for your apartment and your belongings.


Should I obtain tenant insurance?

All of our tenant’s are obligated to obtain tenant insurance prior to moving in.


How often can the rent be increased?

As per the rent increase guidelines outlined in the Residential Tenancies Act, the rent for a unit can only be increased after 12 months have passed since the tenant either moved in or since the tenant's last rent increase.


Do you give notice of a rent increase?

If your unit is subject to a rent increase, you'll receive 90 days written notice.


How do I submit a request for repairs?

Repair requests can be submitted by emailing [email protected] or by calling 613-542-2724. 


I have an emergency repair that requires immediate attention. What do I do?

In the event of an emergency repair (i.e. leaks/flooding, no heat/water/electricity), please call ________________________


I am locked out of my apartment. What do I do?

If you’re locked out of your unit, please contact our office at 613-542-2724, during regular business hours. After regular business hours, please contact _________________________.  Please note that there is a fee for this service.


I've lost my keys. How do I get a new set?

If you’ve misplaced the key(s) to your unit, please inform our office (613-542-2724) as soon as possible, so we can provide you with a replacement. Please note that there is a fee for this service.


What utilities am I responsible for as a tenant?

Any utility costs that you are responsible for will be outlined in your lease agreement.


Can a Cushman & Wakefield employee enter my apartment?

If a Cushman & Wakefield staff member or one of our trade partners needs to access to your unit, we are required to provide you with a minimum of 24 hours' notice.

In the event of an emergency or serious maintenance issue (flooding, no heat, etc.), we will inform you that we require immediate access to your unit.
